Smoke alarm compliance · Moreton Bay, QLD

Sleep through the night, not a fire.

Interconnected photoelectric smoke alarms — one sounds, they all sound, so everyone wakes at once. Supplied, fitted, tested and documented across Moreton Bay and Brisbane's north. Landlords, agents and homeowners: one call, paperwork included.

ABN 66 843 923 208 Alarms to AS 3786:2014 Photoelectric, never ionisation

Where you fit

Two sets of rules. Both end up on a ceiling.

Your obligations depend on whether the house is rented, sold, or the one you sleep in. Here's the short version.

Landlords & property managers

Compliant before the keys change hands

If you're leasing or selling, the alarms have to be right before the tenancy starts or the property transfers — and someone has to be able to prove it. I inspect, fit what's missing, and hand back a dated report with a photo of every alarm in place.

The 30-day rule: a lessor must test and clean every smoke alarm within 30 days before the start of each tenancy. Tenants take over maintenance at least every 12 months. Queensland Fire Department

Homeowners

Your deadline is 1 January 2027

Owner-occupied houses were given the longest runway, and it's nearly up. If your alarms are the old white discs that beep one at a time, they don't meet the standard — and a fire in the lounge won't wake anyone at the far end of the house.

What counts: photoelectric, interconnected, compliant with AS 3786:2014, and no ionisation sensor. Either sealed ten-year lithium units, or 240V hardwired with a backup. Queensland Fire Department

What "compliant" actually means

One alarm in the hallway isn't compliance.

This is the part people get wrong. The law is specific about where alarms go — and about them being linked together, so that one triggering sets off every one of them.

Floor plan showing required smoke alarm positions A three-bedroom floor plan with an alarm in each bedroom and two in the hallway, all linked by dashed interconnection lines. The living room, kitchen and study have no required alarm. BEDROOM 1 BEDROOM 2 BEDROOM 3 STUDY LIVING KITCHEN HALLWAY Not in kitchens — cooking sets them off
Alarm required — every bedroom, every hallway, every storey Interconnected — one sounds, they all sound Not required here

What I do

Three jobs, and only these three.

Smoke alarms are the whole business. That's why I'm quicker at them than a general trade fitting them between other work. See what it costs ›

01

Installation

Sealed ten-year photoelectric alarms, wirelessly interconnected — one in every bedroom, the hallways connecting them, and each storey. No cabling through your roof, no holes cut in your ceilings, no battery to remember, and nothing to replace for a decade.

Already got 240V hardwired alarms that need replacing? That's licensed electrical work, so I bring in the sparky I work with — you get one quote from me, with his electrical work as its own line item at his rate. Nothing for you to arrange, and no second tradie to chase. I'll price the wireless option alongside it so you can compare before you decide.

  • AS 3786:2014
  • Ten-year sealed
  • Wireless interconnect
  • No ionisation
  • Sparky arranged

02

Compliance inspections & reports

For agents and landlords: I walk the property, test and clean every alarm, photograph each one in place, and send back a dated report you can put straight on the file. Whole rent rolls scheduled together so you're not chasing one property at a time.

  • Dated report
  • Photo of every alarm
  • Rent-roll scheduling
  • 30-day rule

03

Testing, servicing & replacement

Annual checks on systems already in place, and units swapped out when they hit their ten-year expiry — which is stamped on the alarm and very easy to miss. A dead alarm on a ceiling is worse than no alarm, because everyone in the house assumes it works.

  • Annual testing
  • Expiry checks
  • Clean & test
  • Fault finding

What you get

Proof, not just a receipt.

Dated compliance report

Every alarm listed, located and signed off.

A photo of every unit

In place on the ceiling, with the expiry visible.

Expiry dates on record

So you know which year each one needs replacing.

No ceiling damage

Wireless interconnection means no cabling, no patching.
